Q: What is Pentalago?

 

A: When completed, Pentalago will be a master-planned active lake community with 42 single family homesites.  All homesites are lakefront with a minimum width of 300’ and up to 5+ acres.   Amenities will include five interconnected lakes with over 100 acres of water, four record capable slalom courses,  tennis courts, green spaces, and miles of biking/jogging/bridle trails.

Q: Where is Pentalago?

A: This luxury lakefront development is located in Palm City near Florida’s Treasure Coast, about 30 minutes north of West Palm Beach. We’re about 10 minutes from the Stuart, FL – Sailfish Capital of the World and adjacent Hutchinson Island which boasts miles of pristine sand beaches.  Orlando and Disney World are a two hour drive north.

 

Q: Is there an airport close by?

A: Yes, there are two. West Palm Beach International Airport is about 35 minutes away, and Fort Lauderdale International Airport is about a 70 minute drive.  Miami and Orlando are both within 2 hours.

 

Q: What is Palm City like?

A: Palm City is in the heart of Martin County.  From the Martin County Convention & Visitors Bureau web site:

Q: What is at the Pentalago location now? 

A: As of early 2010, construction has not begun, but within the next two to four  months we expect to begin construction of phase 1, which will include lots 1-5, and lots 32-33.   The site currently has five lakes with slalom courses on three of these. 

 

Q: How much are the lots?

Q: Can I buy a lot right now?  

A: Not yet; however, based on national demand we are strongly encouraging anyone with an interest in owning part of this fabulous community to reserve a home site.

Q: How do I reserve a lot?

A: Contact the Pentalago Sales Team at sales@pentalago.com to request a Lot Reservation Packet and for more information about the simple, non-binding reservation process (or click here to go to www.Pentalago.com ).   Reserving a lot protects your lot selection but does not obligate you to purchase.

 

Q: What does it cost to reserve a lot?  

A: A $5,000 reservation fee will reserve your lot .

Q: When is construction to start? 

A: Pentalago has received all required approvals.    We anticipate construction of Phase One to begin early 2010 with completion in mid 2010.

Q: What amenities set Pentalago apart?

A: Five interconnected lakes will make Pentalago a water sports jewel along the Treasure Coast - a place where living means every day truly is summer.

Each of Pentalago's five lakes will be interconnected by bridges and canals giving boat access to all lakes, allowing families to enjoy all of the lakes at any time. Two lakes run north-south, and two run east-west, so smooth water is never far away. For the avid skier or wake boarder, Pentalago plans to offer record-capable courses and year-round skiing conditions.

Pentalago will be a gated community with amenities including  two tennis courts and miles of biking/ walking/bridle trails.  The close proximity to Stuart and the Treasure Coast means shopping, restaurants and miles of pristine beaches are close by.  This combined with the top rated Martin County schools will make Pentalago where you want to live.

 

Q: What equestrian activities are allowed at Pentalago?

 

A: Pentalago allows limited equestrian activity on designated Equestrian lots.  Please contact us at sales@pentalago.com to obtain additional information and a list of approved Equestrian lots.

 

Q: What are the sizes of lots available, or range of sq footage of the homes being built?  

A: In general, lots are a minimum 5 acres including lakes.  Net upland area ranges from 1.2 acres to 4.5 acres.  Homes must be a minimum of 3,000 sq. ft with a minimum 3 car side facing garage.  Private boat docks are allowed.  All homes must comply with Martin County building requirements.  Building and landscape plans must be approved by the Architectural Review Board.

 

Q: Why buy Pre construction?  

A: Price and Selection!  Pre-construction sales are those real estate transactions that are initiated before the ground is broken to begin construction of the project.  Pre-construction prices are generally the lowest experienced throughout the entire project. In addition, with the Pentalago Reservation Program, buyers have the best opportunity of property selection without initial risk of binding commitment.

Only 7 lots are available at Pre-Construction prices in Phase One.  Participation in the Pre-Construction offering allows the buyer to reserve the lot of their choice.

 

 Q: How does the Reservation program work?  What is the benefit of the Reservation Agreement?

A:   Buyers reserve a lot with an “intent to buy” reservation agreement including a deposit of $5,000. The deposit is made to an non-interest bearing trust account for benefit of the Buyer. The deposit does not go to Pentalago and is fully refundable to the Buyer within 30 days. Reservation holders will be asked to execute a Purchase Agreement at a later date.

 

  Q: What is the area like surrounding Pentalago including current and potential development?

A:  Pentalago is located in Western Palm City, an area that generally 5 acre ranchette type subdivisions.   Pentalago is surrounded on three sides by Meadow Run subdivision.  This gated community boasts 5 acre lots with upscale homes.  A number of equestrian and horticulture facilities are also in the area.  Although this part of Palm City is decidedly rural feel, the amenities of Palm City are close at hand.  Grocery stores, restaurants, gas station and other services are all within a few miles of the development.

 

Q: How deep are the lakes?  Are they spring fed?

A:  The lakes are all 20 to 35 feet deep.  The lakes are fed by ground water as are most lakes in Florida.   

Q: Will Waterskiing and Boating be allowed on the lakes?

A:  Definitely!  The four lakes around the perimeter of the property will each have a record capability slalom course, and a regulation jump will be located on the 2400 foot long North Lake.  Three of the slalom courses are already in place.  Use of the lake is subject to Lake Rules put in place by the Homeowners Association for safety and to ensure smooth water for your ride.

 

 Q: Is there going to be a homeowners organization?  What are the anticipated dues?

 A:  Yes, a Homeowners association will maintain the lakes, entrance, tennis courts, ski courses and bridle trails.  Dues have not been set, but will likely be in the $100 per month range. 

 

Q: Do you have to use specific builders?

 A:  Lot owners are free to select the builder of their choice.  Pentalago does have a list of Preferred Builders that have worked extensively in Palm City.


Q: What are the lake rules?  Is there limitation on the use of the lakes?

 A:  Pentalago Homes Association will promulgate rules that govern use of the lakes to encourage safe use of the lakes.  Waterskiing and other water sports will be allowed.  Motorized boats are allowed up to 21’.  Only one boat may operate on a lake at one time to ensure smooth water.  Personal Watercraft will be allowed subject to the same rules as other motorized boats.

Dock design and placement must be approved by the Architectural Review Board.
